Home Staging

Home staging has become increasingly more popular over the past few years and continues to grow in popularity as home sellers are seeing the benefits in purchasing this service when they place their home on the market.

The overall goal of a home stager is to have the sellers home sell for top dollar by appealing to a larger buyer audience, as well as to minimize the amount of time the home spends on the market. The key is to set the stage for potential buyers to help imagine themselves living in the home by tactfully arranging furniture and décor pieces that have a wide appeal. According to a 2016 report by the Real Estate Staging Association, prelisted stages homes spend 90 percent less time on the market than those homes that were not staged.

Depending on the design package selected, home stager may supply various furniture pieces on top of various décor items. Furthermore, they may also make various recommendations to the client in regard to wall paint colors, cleaning, decluttering, lighting, gardening, etc. The cost of many of these will be covered by the homeowner.

Most people have a tough time visualizing the potential of a space, whether that’s figuring out how to lay out an empty room or trying to look past oddly placed furniture, clutter or décor styles that are not in line with their taste. Staging helps eliminate a buyer’s guesswork by arranging a space in such a way that will allow them to see the full potential of that living area.

Most homes have characteristics that are selling points like a cozy breakfast nook, an exhilarating view, architectural details, etc. If these points are not showcased properly, they may be overlooked. Or worse, a positive attribute may be viewed as a negative by some potential buyers.

As the saying goes, first impressions are ever lasting. More and more buyers start their home search online these days. Buyers look at online photos before deciding to go view the home in person. If your home doesn’t catch their eye, it will most likely be passed over. Getting the buyer to come see the home is a step in the right direction and having it staged will be increasingly more important as many nearby competing properties that are for sale may also have had the great idea of being staged. Make sure your home is not left in the dust!
